Covent Garden Villas (Bodrum Turkey)
Please find the information regarding the Covent Garden Villas project which will be realized by Transmer. For the information which is not submitted here, the laws and technical contracts for the construction will be valid. The project and the application will be realized in conformity with the images and technical details that take place in the brochures.

Covent Garden Villas Project: Evaluation of the soil has been made and the project will be performed as reinforced concrete skeleton according to the calculations. For all the buildings, materials according to the ISO standards will be used.
All the buildings, drains will be made for the protection against all the affect of exterior water, and the drains will be channeled to general discharge lines. On the terraces and open areas for walking, as well as the wet contents within the buildings, bathrooms, toilettes and kitchens, after high density isolation and protection coating, first class quality isolation material will be used that bear ISO and TSE warranties.
The energy used at the buildings is 220 volts alternating current energy. Whole planning, systems and materials will be produced according to the specifications of this energy.
For each villa or apartment separately, a secure wiring through installed ground connection will be carried out. Independent electricity input will be made for every villa, and an electricity meter that is separated from the general line will be installed. This electricity meter will be placed in a safe place where it can easily be accessed by the officials.
For each building, there will be a fuse box, in which the whole insulation is connected and all the transmeters, phase breaks, fault current relays will be in conformity with the measures stipulate inrelevant projects. All cables used will meet the standarts of TSE. For washing, dishwashing, kettles, air conditioners, heaters that spend independent energy, fuses at adequate power will be put one by one and separately.
For exterior illumination of the buildings, sufficient cables to connect the fuse will be left.
Inside the houses, there will be at least 2 grounded sockets. Moreover, in the living room there will be minimum 2 grounded sockets. According to the specifications of the appliances used at the kitchen are either grounded or directly powered sockets will used. All the sockets will meet TSE standarts. There will be telephone and television lines in the rooms of the houses. The energy load of the washing machines, dishwasher, microwaves and kettles that require extra energy at the houses will be calculated and the system will be set up accordingly.
The water requirement of the project will be calculated and a connection will be made for the main village water system. Starting from the main water entrance, an independent water line will be installed and according to the request of the municipality, the main counter will be separated and a private water meter will be placed for each villa. In order to provide water continously in the system, and in order to ensure spare use by the houses, a water tank will be placed at an appropriate place. The water tank will be connected to the pressure tank which will provide sufficient pressure to the system. Also, necessary isolations and health checks will be performed and its use will be ensured. The sewerage system, in conformity with the project will be connected to the general system which will be at the exit of each house.
High quality pipes will be used for the sewerage system. The system and material transition will consist the materials will be of first quality and also valves, faucets, armatures and joining componenets will meet TSE standards.
At the Covent Garden Villas, in conformity with the landscape architecture, exterior places will be covered by grass, natural stones, trees and exterior ground plants and there will be a decorative river which will pass thru the site.
The terraces will be covered by an exterior ceramic floor tiles or marble if requested.
The bathroom walls will be covered by first class ceramic tiles which meet TSE standarts and will be from wall to the ceiling. The spacing between the kitchen counters will also be covered by ceramic tiles or laminate panels which are matching the TSE standarts.
The stairs, landings will be of first quality ceramic,laminate or marble, travertine upon request and the parapets will be made by rough cut iron or wood.
Although the living room and the rooms plan to be covered by ceramic. If marble, travertine or wood coverings are requested for any part of the villa then there will be an extra charge.
Entrance door will be built from steel door wood panel with high quality locking systems. Other doors will be American panel, complete press and manufactured from high quality wood.
The windows will be PVC windows that meet TSE standarts. The windows will have double glazing and high quality locking, heat and sound proof systems.
On the balcony, and main door entrance there will be wooden decorative pergolas.
In the kitchen necessary arrangements will be made for oven,refrigerator, microwave and diswasher according to the project, and laminate cupboards will be placed. Over the oven, an electrical aspirator will be installed in order to ensure sufficient ventilation.
The kitchen counter will be covered by high quality laminate and the sink over the counter will be chromium steel.
The bathroom walls will be covered by ceramic tiles from the floor to the ceiling. A shower or bathtub will set according to the buyer’s request. The bathtubs, the commode and similar goods will be ISOcertificated materials. All the vitrified goods will be white.
In the bathroom there will be toilet paper holder, towel hanger, a soap dish, material shelf, a mirror and a wicker basket.
Exterior walls will paint by silicone based facade dyes. Interior walls, gypsum plaster will be painted by naturel paint. And ceilings will be painted with special ceiling dyes.
A general landscape project will be applied. All greens and forestation will be designed accordingly with the project.
For maintenance of the garden, an irrigation will be set up.
A 70sqm of swimming pool will be centered of the villas with the small kids pool. The swimming pool filtration and cleaning system, automatic filter, disinfection, feature.
All the houses will be have a private entrance, and outside the site will be surrounded by a protected stone walls and be illuminated.
Covent Garden Villas project will consist of 15 residences ( 7 dublex apartments or 15 flats ). Therefore, the administration, guard and mainteanance require a common administration. The guards’ salary will paid by the owner of the villas.
The Covent Garden Villas might only be used, and rented as a domicile or realized for this purpose. Except this, they neither might be used as a workplace, nor as shop, motel, hotel or a guesthouse for illegal purposes. If the proprietors allocate their houses to other people, they will be directly responsible.
The materials warranties are under the responsibility of the manufacturing firms.
All the buildings should be insured by the owner for against fire, eartquake, flood and theft. If any reconstruction is made by the owner of the house without the permition of Transmer the owner of the house will be responsible for any kind of damage to others.
Since Bodrum is a holiday resort, constraction works are banned during summer. The construction works will start as of February 25. 2007. During the prohibition period, construction, project, and material preparations will be carried out, and the houses will be delivered on April 30th 2008.

The villas will be made of total 177.00 sqm.
When the construction works begin, Transmer will send a notification of starting the Project and will inform the authorized employee who is in contact with the construction works. The land owners will get all the information they wish to get, or all the works they wish to be executed, or modification through this person. They will not apply for any request, have any work executed, or procure or change materials other then allowed by Transmer to the personal or other persons beyond the team of Transmer during the construction works.
If any modifications affect the duration of the construction, this period will be added to the delivery period.
If after the delivery of the houses, the proprietors make any modifications themselves, or have made, all the places and materials will remain outside the waranty of the manufacture firm.
If the change of the material or construction is made before the use of materials, then the difference for the material will be paid to the Transmer in cash.
